Length of operation
MODSOLID, the sales division of Northplex, has a solid track record in providing quality modular homes across Western Canada. Northplex began operations in 2009 from a 150,000-square-foot facility in Barrhead, Alberta, capable of building up to 25 homes simultaneously. Since then, we’ve constructed over 1,600 modules, spanning single-family homes, multiplexes, commercial buildings like daycares and work camps, staff housing, and extensive work in First Nations communities. Our MODSOLID showhomes are available for viewing at 11611 257th Street, Acheson, AB, with client hours Monday through Friday from 9 a.m. to 5 p.m., and Saturday hours from 10 a.m. to 5 p.m., depending on the season. Please call ahead if planning a Saturday visit to confirm availability. do you offer financing?
MODSOLID does not provide in-house financing. However, clients seeking financing have found success with traditional mortgage options, depending on their personal situations. Financing a modular home with MODSOLID is typically straightforward, as lenders generally recognize these homes just as they would any traditionally built home.
What transport or site costs are involved?
Several key factors influence the overall costs of transporting and setting up your modular home. The price of land varies based on location, size, and features, which significantly affects your total investment. Home plan costs include base designs with customization options available at an added cost. Site preparation, permits, foundation work, and utility planning are essential, along with local fees, taxes, and on-site finishing touches. MODSOLID strives to ensure clear, upfront pricing and to identify all costs in advance, avoiding hidden expenses before any purchase agreement is finalized.
What is the timeline?
A MODSOLID build typically takes between 5–8 months from start to finish. This includes a 1–2 month design phase, where we work closely with clients to finalize details, followed by a scheduled queue for production. Once in our factory, the home’s construction takes approximately 6–8 weeks. After completion, another brief queue period is required for delivery and setup on your site.
Where do I start?
Starting your home-buying journey with MODSOLID is straightforward. Here’s an outline of the process: 1. Planning and Customization: Choose from MODSOLID’s floor plans and consider any customizations. After confirming choices and paying a design fee, finalize your floor plan. 2. Permits and Approvals: Secure necessary permits, finalize financing, and review a Scope of Work, outlining responsibilities for you and MODSOLID. 3. Pre-Construction and Building: Sign off on final plans before construction, which begins within two weeks of approval. You can book two on-site visits during construction. MODSOLID’s dedicated team supports you through each stage, making the process seamless and efficient.
can I Customize my Home?
MODSOLID is a semi-custom modular builder, allowing flexibility for clients to personalize their homes. This includes options to modify floor plans by adjusting the footprint, adding or removing rooms, and selecting décor and upgrade choices. From layout changes to design details, each home can reflect your unique style while benefiting from MODSOLID’s efficient modular construction process.
What Foundations are compatible?
Our modular homes are designed for permanent foundations, including engineered screw piles, crawlspaces, and basements. This ensures stability and longevity, giving you a solid foundation for years to come.
How do I know your home will fit my site?
As part of the preliminary site planning process, MODSOLID’s Site Services Manager conducts a comprehensive Site Visit to assess the specific requirements for delivering and setting up your modular home. This inspection includes evaluating site access, checking for potential obstructions or overhead lines, and confirming the presence of essential utilities like power, gas, water, and sewer. The manager also reviews soil conditions, the necessity of cranes or specialized delivery methods, and any preparatory work needed on the foundation. This thorough assessment ensures a smooth installation process.
Client Scope vs Modsolid Scope
Client responsibilities include (but are not limited to) obtaining necessary permits, preparing the site, ensuring accessibility, and managing utility connections. Clients are also responsible for post-delivery tasks like insurance, ground cover, and installing exterior elements such as decks and skirting. MODSOLID’s responsibilities cover constructing the modular home to CSA and NBC standards, delivering it to the site, installing screw piles, and completing a post-delivery inspection. MODSOLID also enrolls the home in a warranty program with Alberta New Home Warranty and administers warranty support.
How Does Delivery Work?
While MODSOLID aims to provide the most accurate delivery date possible, various factors can cause slight adjustments to the schedule, as is standard in the industry. Delivery involves multiple variables, including transport logistics and differing municipal regulations. Your MODSOLID housing consultant will keep you informed of any changes to ensure a smooth delivery process.
Can I See My Home Being Built?
Clients are welcome to schedule walkthroughs during the building process with their MODSOLID Housing Consultant, providing an opportunity to see the progress firsthand. Additionally, your Housing Consultant will keep you updated with photos and ongoing discussions to ensure you’re informed every step of the way.
Are Modular Homes Inspected?
As a CSA-approved modular builder, MODSOLID enforces strict quality control across all aspects of construction. Our Production Manager and Quality Control Team conduct thorough inspections throughout the building process to ensure top-tier craftsmanship. Additionally, certified third-party auditors perform routine inspections at each stage, guaranteeing that every home meets rigorous standards and compliance requirements.
Does MODSOLID Coordinate Site Prep?
The MODSOLID team is with you every step of the way, providing guidance, resources, and recommendations for foundation and utility preparation to ensure your site is ready for delivery day. We set a target delivery date on contract day and keep you informed of any adjustments, giving ample time for site prep. If any issues arise, our dedicated team is here to assist.

What is a Post-Delivery Inspection?
The Post Delivery Inspection (PDI) is an essential walkthrough conducted after utilities are connected and before homeowners move in. This inspection familiarizes owners with their new home, providing an opportunity to note any cosmetic or structural issues that need attention. Ideally completed 7–10 days after delivery, the PDI allows the home to settle, revealing potential adjustments needed due to transport. MODSOLID’s Quality Control team will address identified items, such as drywall touch-ups or fixture installations, typically within 4–6 weeks after delivery. Homeowners are encouraged to ensure site access, foundation setup, and utility connections by certified contractors prior to the PDI for a smooth inspection and move-in process.
Will My Home Need Touch-Ups?
After the PDI, MODSOLID’s Quality Control team may address touch-ups that include drywall crack repairs, trim adjustments, exterior touch-ups, and installation of window screens, cabinet drawers, shower doors, and certain light fixtures. MODSOLID recommends that homeowners avoid moving belongings in until these repairs are complete to prevent any incidental damage to personal items, as construction work can occasionally create dust and minor disruption.
